A new roof, guaranteed for 25 years

Some roofs are past repairing. When the felt has perished, the battens have gone and the tiles keep slipping, a new roof is the right call. We strip, re-felt, re-batten and re-cover pitched roofs across Milton Keynes and the surrounding counties, and every one comes with a 25-year written guarantee.

Re-roofing by E Stanley & Son Roofing in Milton Keynes

What a re-roof with us involves

We start with a proper survey, on the roof not from the pavement, and give you a fixed written price that covers everything: scaffold, skip, materials, labour and the tidy-up.

On the day we strip the old covering back to the timbers, check and treat the rafters, fit a breathable membrane and new treated battens, then lay your chosen tiles or slates with a dry-fix ridge and verge so nothing relies on mortar that will crack in five winters' time.

Most re-roofs on a typical semi take four to six days. We keep the house watertight every night and we leave the drive clear when we go.

Tiles, slates and what suits your house

Milton Keynes and the towns around it mix everything from Victorian slate and clay in the old market towns to post-war and new-town concrete tiles. We will match what the street expects, or walk you through the options if you want to change: natural or fibre-cement slate, clay plain tiles, or modern interlocking concrete tiles that are lighter and quicker to lay.

We will also tell you straight when a re-roof is not needed yet. Plenty of roofs that look tired from the ground have years left in them with a repair.

Common questions

Re-roofing FAQs

How long does a re-roof take?
A typical three-bed semi takes four to six days once the scaffold is up. Larger or more complex roofs with dormers, valleys and chimneys can take a little longer. We give you a start date and a finish date in writing and we keep the house dry throughout.
Do I need to move out?
No. All the work happens outside and we keep the roof covered each night. You will hear us, and the drive will have a skip on it for a few days, but day-to-day life carries on as normal.
Is the 25-year guarantee real?
Yes. It is written into your paperwork and it covers the workmanship of the new roof. The materials carry their own manufacturer guarantees on top. Repairs and flat roofs carry a 10-year guarantee.
Will I need planning permission?
Almost never for a like-for-like re-roof. If you want to change the covering, for instance from concrete tiles to slate, a quick check with the council is sensible in a conservation area and we can advise.
